What is Awaab's Law and when does it apply?

Awaab's Law establishes legally binding timelines for social landlords to investigate and remedy hazards related to damp, mould, and excess cold.

Phase 1 (enforced from April 2024) covers damp and mould with 15-day investigation and 7-day remediation timelines for urgent cases.

Phase 2 (enforcement from 30 November 2026) adds excess cold as a hazard category with the same strict timelines. Landlords face penalties up to £10,000 per case for non-compliance.

Independence & BS 40101

Why does independence matter for retrofit verification?

BS 40101:2022 Building Performance Evaluation requires third-party, independent verification. If the organization that installed your retrofit measures also certifies they're working, that evidence carries less weight at audit.

What is BS 40101 and do we need it?

BS 40101:2022 is the British Standard for Building Performance Evaluation. It establishes requirements for independent, measured (not modelled) verification of retrofit outcomes.

You need BS 40101 compliance if you're:

  • Applying for Warm Homes Social Housing Fund
  • Seeking ECO4 or other government retrofit funding
  • Required to prove retrofit performance to funders or regulators
  • Wanting defensible evidence that interventions actually improved conditions

Verity Sensors & Technology

How long do the sensors last and do batteries need replacing?

Verity sensors have a 5+ year battery life with no replacement required. The units are sealed and non-serviceable — install once and forget.

At 10% battery capacity, the system sends an alert so you can schedule a replacement sensor before data gaps occur. Typical deployment: install during initial retrofit, replace at 5-year M&V milestone.

Do tenants need to do anything with the sensors?

No tenant participation required. Verity is designed to be completely passive from the tenant's perspective:

  • No repeat access needed

What happens if the sensor loses connection?

Verity sensors have local storage that buffers up to 30 days of data offline. When connection is restored, all buffered data automatically syncs to the cloud with original timestamps intact.

This ensures no gaps in your evidence record — critical for Awaab's Law compliance and funder audits.

Is our data secure and GDPR compliant?
